Better connected
with superior broadband
As well as the standard utilities, each of our leases includes ultra-fast and efficient broadband provision. We understand just how important online connectivity is for any modern business and so we provide a direct fibre connection to the local exchange, an arrangement that guarantees the stability, and reliability of our broadband provision. No matter how many devices or employees are accessing your systems the speed of provision won’t dip or drop and each commercial office will be working with their own unique bandwidth provision, rather than sharing provision across several offices.

Eco-Friendly Office Space
The chance to burnish your green credentials runs through other aspects of the commercial office space, such as energy-efficient LED lighting and the simple fact that the fabric of the buildings themselves represents a fine example of architectural recycling.
The quality of the interior design of each building reflects that of the exterior and is styled in a manner that is understated enough to enable the bespoke branding of your individual business to shine through. Facilities for every commercial office space include a WC and kitchen space and all utilities are managed by the Kinver Point team as a standard part of every lease.
A Unique Location
The first thing to strike most people about the commercial office space offered by Kinver Point is the unique and hugely appealing nature of the location. Rather than an office in a crowded city centre, we provide spaces in the heart of the English countryside.
Our commercial offices are surrounded by rolling green fields and wide-open spaces, and the striking nature of the backdrop sets up a point of differentiation for your business every time you meet a client, partner or even potential employee.
With Unique Premises
The buildings we offer comprise a converted Dutch Barn and three converted grain silos. The Dutch Barn is a large space that has been converted in a totally sympathetic manner, nodding to the agricultural history of the structure at the same time as bringing it squarely into the 21st century.
Cedar cladding on the exterior walls blends seamlessly with the natural surroundings at the same time as being an eco-friendly building material helping to create a thermally efficient building and keep heating and cooling costs down for each tenant.
A Flexible Space
While we think the quality of our commercial office space speaks for itself, we also take great pride in delivering versatile and flexible provision. The Dutch Barn, for example, can be leased as a 1220 sq ft space housing up to 16 employees or two distinct 610 sq ft spaces for teams of up to eight.
The three grain Silos, meanwhile, each contain two floors capable of providing commercial office space for teams of up to three or four. No matter which space you select, your commercial office will be based in an aspirational, high-end structure enjoying stunning elevated views over the surrounding countryside.
What role do commercial offices play in the success of a business?
If you’re looking to move commercial spaces or invest in a commercial space for your business, it is important to understand the role a commercial office can play in the success of your company. Not only do commercial offices provide a space for employees to work from, but they present a professional workspace to host clients, store products, and facilitate collaboration and productivity amongst employees. In this light, where you work from can play a huge role in the shape of your business.
Types of commercial offices
Commercial offices can be categorised into three classifications – A, B and C – which can help you determine the quality and value of the property in relation to other buildings in the immediate area.
Class A properties are based in desirable areas; they are state-of-the-art buildings, complete with the latest amenities and modern furnishings.
Class B properties can be located in prime areas however lack the prestigiousness of Class A properties. Class B properties may be more outdated than Class A, or lack the infrastructure or amenities Class A buildings do.
Class C properties are typically situated in less desirable areas; these buildings are often older than Class A or B properties and lack the same facilities – offering basic or minimal amenities. However, Class C buildings offer a lower rent rate which can be advantageous.
Factors to consider when renting or leasing commercial offices
When looking to lease or rent commercial offices, you need to make sure the building is suitable for the needs of your business.
Some factors to consider when looking at a commercial office to rent or lease include:
Location. The location of the property must be convenient for employees, clients, and shareholders to travel to and from. Alongside this, location can bring your company closer to, or distance it from, your target clientele base. Although city leasing is more expensive with a higher footfall, countryside office leasing offers space and luxury without the price tag.
Costs. Whilst you should factor in the cost of the lease, it is important to consider any additional costs. Further payments could include building insurance, utility bills, maintenance fees and parking fees.
Size. When considering the size of the office space, look for spaces which are appropriate for your current requirements; this avoids unused or underutilised space which you still have to pay for. However, you should also take into account the future needs of your office, such as expected headcount growth, and take on a space which facilitates this.
Amenities. When looking for the right office space, you should consider the amenities the property offers. Amenities include meeting rooms, kitchens, washrooms, outdoor spaces, car parks and more. Ensure your employees and clients alike are catered to with a comfortable and practical environment.
Flexible leasing. One way of leasing a commercial office is through flexible leasing. Consider whether a flexible lease, which offers flexible lease terms, is more appropriate for your requirements than a traditional lease. KinverPoint Business Village offers flexible leasing for commercial offices at our beautiful countryside location in the heart of Kinver Village.
